Overview

Henley Restoration and Remedials Ltd, part of the Henley Construction Management Group, has been appointed by City Life Developments Ltd as principal contractor for the landmark restoration and structural transformation of Midland Mill, one of Leeds’ oldest surviving textile mills. This ambitious heritage project forms a flagship phase of the wider Sky Gardens development, a key component of the South Bank regeneration masterplan.

Dating back to 1793, Midland Mill, officially listed by Historic England as the Midland Junction Foundry, is a cornerstone of Leeds’ industrial identity. Its revival marks not only a restoration of the past but a reimagining of a listed building for modern, sustainable urban life.

This is far more than a restoration. It is a complex structural and architectural transformation that combines sensitive conservation with sustainable innovation.

Henley’s role involves the complete external renewal of the building, from structural reinforcement to carefully matched materials and detailing. Works also include the integration of modern environmental technologies, all delivered with minimal visual impact and maximum respect for the mill’s original fabric.

Our Role

Henley Restoration and Remedials Ltd brings deep expertise in heritage construction and complex remedial works. As principal contractor, we are delivering a comprehensive, multi-phase transformation of Midland Mill, combining:

• Structural reinforcement

• Façade and envelope restoration

• Roof replacement

• Stone and brickwork conservation

• Integration of modern energy solutions

All while preserving the building’s historic integrity and architectural character.

Technical Approach

1. 3D Photogrammetry and Pre-Construction Surveying

The project has begun with a high-resolution 3D photogrammetry survey to map the building’s geometry and assess its condition. This digital model has guided the design, sequencing, and temporary works planning for the restoration.

2. Engineered Temporary Works and Selective Dismantling

Several elevations will be fully dismantled and rebuilt, with engineered support systems in place to protect fragile areas. Precision coordination is essential to safeguard structural and heritage elements during reconstruction.

3. Structural Reinforcement

Using precision stainless steel components fabricated by Group partner HZS Stainless Steel Ltd, critical reinforcements are being made to masonry, timber, and concrete elements. These discreet yet robust installations will ensure long-term structural integrity without compromising architectural authenticity.

4. Sustainable Roof Replacement

The original asbestos slate roof has been safely removed. A new steel-framed roof, again fabricated by HZS, is being installed with natural slate and integrated solar PV tiles, projected to generate over 40,000 kWh annually. This rare integration of renewable energy within a listed structure delivers carbon savings while maintaining historical character.

5. Conservation Works and Envelope Repairs

• Careful stone cill replacement

• Specialist façade cleaning using Therm-atec steam technology for non-invasive grime removal

• Full rake-out and repointing with breathable lime mortars

• Installation of bespoke timber sash and Georgian windows, matched to original profiles

• New guttering and downpipes, sympathetically designed to match the historic detailing
